What actually happens during a free roof inspection — what we check, what documentation you keep, and why honest answers are the whole point.

"Free roof inspection" can sound like a sales tactic with a clipboard. Done right, it's the opposite: a no-obligation professional assessment that ends with you knowing exactly what's on top of your house, backed by photos you keep either way. Here's what our inspection actually involves, start to finish, so you know what you're agreeing to when you book one.

Before we arrive

You don't need to prepare anything. It helps to mention what prompted the call — a storm, a ceiling stain, a real estate transaction, or just time — because that focuses where we look hardest. If interior access matters (an attic worth checking, a stain on a ceiling), being home is useful; for a straightforward exterior assessment, many customers aren't.

What we actually check

We get on the roof. That sounds obvious, but plenty of "inspections" happen from a ladder at the eave or a drone photo. Walking the roof is how you find the quiet problems:

  • Shingle or membrane condition. Granule loss, bruising from past hail, wind creasing, brittleness, seam condition on flat roofs.
  • Flashing and penetrations. Pipe boots, vents, skylights, swamp cooler mounts, chimney flashing — the sealed holes in your roof where New Mexico UV does its quiet damage. Most small leaks start here, not in the field of the roof.
  • Edges, ridges, and valleys. Where wind works and water concentrates.
  • Decking signals. Soft spots and sag patterns that hint at what's happening under the surface.
  • Drainage. Gutters, downspouts, and on flat roofs, drains and scuppers and any ponding evidence.

If storm damage is the question, we read impact patterns — which slopes took hail, whether hits bruised the mat or just scuffed the surface — because that distinction drives everything that follows.

What you get

Every inspection produces the same deliverables, at no charge:

  1. Dated photos of what we found, good or bad. If insurance ever enters the picture, dated documentation is the backbone of a claim — and it's yours to keep regardless.
  2. A straight verbal walkthrough. We show you the pictures and explain what they mean in plain language.
  3. A written estimate, if work is warranted. Repair or replacement, scoped and priced in writing. If insurance is involved, we also give you a free repair-cost estimate so you can compare it against your deductible before deciding whether to file — details on how that process works are on our insurance claims page.

And if nothing's wrong? Then the answer is nothing's wrong. What we won't do

  • No pressure, no countdown clocks. You get the facts and the estimate; the decision timeline is yours.

  • No insurance theater. By New Mexico law, only you or a licensed public adjuster can file and negotiate a claim. We inspect, document, meet your adjuster on the roof, and do approved work — and we never touch your deductible.

When to book one
